Understanding Title Surveys

What a Title Survey Is — and What It Shows

A title survey is a land survey prepared for a real estate transaction. It locates the property's boundary lines and corners, shows the buildings and other improvements on the lot, and plots the recorded easements and setback lines that affect the property — so everyone involved in the transaction can see how the paperwork matches what's on the ground.

You'll also hear it called a mortgage survey, real estate survey, or closing survey.

Title surveys are commonly requested by title companies and lenders when a property is bought, sold, or refinanced. Alliance prepares them for homes, lots, rural tracts, and commercial properties throughout San Antonio and the surrounding counties.

A title survey from Alliance shows:

Boundary lines and corners — dimensions and bearings tied to the recorded plat or deed, with monuments found or set.

Improvements — the house, garage, driveway, fences, pools, sheds, and other structures, located relative to the property lines.

Recorded easements — utility, drainage, and access easements, plotted where they fall on the property.

Building setback lines — as shown on the recorded subdivision plat.

Visible encroachments — improvements crossing a property line or located within an easement.

RPLS seal — signed and sealed by one of our Registered Professional Land Surveyors.

Our Process

How a Title Survey Works

1

Request a Quote

Send the property address, the title company handling the transaction, and your target date. If you have the title commitment, include it — it lists the recorded documents the survey needs to address.

2

Records Research

We review the deed, the recorded subdivision plat, adjoining deeds, and the recorded easement and restriction documents for the property.

3

Field Survey

Our crew locates the property corners, recovers or sets monuments, and measures the house, fences, driveway, and other improvements relative to the boundary.

4

Drafting & RPLS Review

The survey is drafted showing boundaries, improvements, easements, setback lines, and any visible encroachments, then reviewed, signed, and sealed by a Registered Professional Land Surveyor.

5

Delivery

The sealed survey is delivered to you and the parties named on the order, such as the title company and lender.

Pricing & Survey Types

Title Survey Cost in San Antonio

Most residential title surveys on platted subdivision lots fall at the low end. Lot size, missing corners, unplatted boundaries, dense vegetation, and the amount of records research involved push the price up.

Property Type Typical Price What Drives the Cost
Residential subdivision lot From $400 + tax Recorded plat, recoverable corners, standard easements
Larger or irregular residential lot Quoted Lot size, odd geometry, older plats, multiple easements
Rural acreage Quoted Metes-and-bounds descriptions, brush, terrain — see acreage surveys
Commercial property Quoted Site size and scope — some transactions call for an ALTA/NSPS survey

Title Survey vs. Boundary vs. ALTA

Survey Typically Used For Key Difference
Title Survey Residential and smaller commercial purchases and refinances Prepared for a specific transaction; shows the recorded easements associated with it
Boundary Survey Fences, construction planning, questions with a neighbor Establishes lines and corners for an owner's own purposes
ALTA/NSPS Survey Larger commercial transactions National standard with optional Table A items; broader scope

Frequently Asked Questions

Title Survey FAQ — San Antonio

A land survey prepared for a real estate transaction. It shows the property's boundary lines and corners, buildings and other improvements, recorded easements and setback lines, and any visible encroachments — signed and sealed by a Registered Professional Land Surveyor.
Residential title surveys start at $400 plus tax for a typical subdivision lot. Larger lots, missing corners, unplatted boundaries, heavy vegetation, and more extensive records research raise the price; rural acreage and commercial properties are quoted per project. Call (210) 369-9509 with the address for a quote.
It depends on the property, the records research involved, and the current schedule. Let us know your target date when you request a quote and we'll tell you up front what we can do.
That decision belongs to your title company and lender, not the surveyor. If they tell you a new survey is needed, Alliance can prepare one. Questions about existing surveys, seller affidavits, or title policy requirements should go to your title company.
A title survey is the standard for most residential and many smaller commercial transactions in Texas. An ALTA/NSPS Land Title Survey follows national standards with a broader scope and optional Table A items, and is typically requested for larger commercial properties. If an ALTA has been requested, a standard title survey won't take its place.
Both establish property lines. A title survey is prepared for a specific real estate transaction and shows the recorded easements associated with it. A boundary survey is typically ordered by an owner for other purposes — building a fence, planning construction, or answering a question with a neighbor.
The survey documents what was found — for example, a fence over a property line or a structure within an easement. How that's handled in the transaction is up to the parties, their agents, and the title company. For legal questions, consult a Texas real estate attorney. See also: encroachment surveys.

Alliance Land Surveyors provides land surveying services only. Questions about title insurance, policy coverage, contract terms, or closing requirements should be directed to your title company, real estate agent, or attorney.
